Pump automation for residential developments and condominiums

In a residential development the water depends on pumps nobody looks at until they stop working. We automate the control of pumps and motors and send an alert to your phone when something is out of the ordinary, so the manager finds out before the residents do.

The usual problem

A pump running dry because the cistern emptied, a motor that starts and stops every few minutes, a pool whose pump stayed off after a power cut. These are common faults in condominiums and residential developments, and they are almost always found when there is already damage or complaints.

Automation makes the pumps work by levels and schedules, not by whoever remembered to switch them on.

What we automate

Control of drinking-water, cistern and pool pumps, gate and access motors, and common-area lighting. The control panel is assembled on our electrical assembly line, in an enclosure fabricated in our plant.

Connected to monitoring, the panel measures consumption, voltage and temperature. Consumption rising for no reason often signals a pump that is failing: the alert arrives before the breakdown.

Together with the standby generator

After a power cut, the pumps have to restart in order and without overloading the generator. We coordinate the automation with the condominium’s transfer switch, and the monitored transfer switch alerts you when the generator starts, when it fails or when it is due for maintenance.

For condominium managers

The manager receives the alerts, sees each unit’s history on its QR-code plate and can request service from the same button. Under the Energy Plan we check the pump panel with a thermal camera, tighten connections, clean and deliver a report with measurements that can be presented to the owners’ board.

To get a quote, send us photos of the pump room and the current panel, and how many pumps and motors you want to control.

What changes for the residents

For the people who live in the development, good automation is barely noticed: water arrives with pressure at every hour, the pool is clean in the morning and the car-park lights come on by themselves at dusk. What is noticed is that complaints to the manager go down and that repairs happen before anyone is left without water on a Sunday.

Frequently asked questions

What equipment can you automate?

Water, cistern and pool pumps, motors, access and common-area lighting.

Do I get alerts if a pump fails?

Yes. With monitoring, the panel measures consumption, voltage and temperature and sends alerts to your phone.

Does it work with the condominium’s generator?

Yes. We coordinate the automation with the transfer switch so the pumps restart in order after a cut.
